# How to Price Concrete Foundation Jobs
Foundation work is unforgiving on two fronts. Get the pour wrong and you're jackhammering out a structural defect on your own dime. Get the price wrong and you're funding the customer's house with your margin. The contractors who survive in this trade price from the cubic yard up, account for everything between the dig and the cure, and never quote a foundation off a gut number.
This guide breaks down how to build a foundation estimate that covers concrete, reinforcement, labor, equipment, and the testing the inspector will demand, with cost ranges that hold across most North American residential and light-commercial markets. Your local ready-mix prices, labor rates, and code requirements will move the numbers, but the structure is the same everywhere.
Start With the Cubic Yard
Everything in foundation pricing keys off volume. You calculate the concrete you need in cubic yards, then build labor and reinforcement around it.
The formula is simple: length x width x thickness (all in feet) divided by 27 gives cubic yards. A 30 ft x 40 ft slab at 4 inches (0.33 ft) thick is 30 x 40 x 0.33 / 27 = 14.7 cubic yards. Add a waste factor of 5 to 10% because forms aren't perfect and you never want to be short on a pour. Round up to 16 yards and order accordingly.
Ready-mix concrete runs roughly $130 to $200+ per cubic yard delivered, depending on your region, the PSI mix, and fuel surcharges. Higher-strength mixes cost more: a 4,000 PSI mix carries a premium over 3,000 PSI, and air-entrained or fiber-reinforced mixes add more still. Short-load fees apply below a full truck (usually under 8-10 yards), so small jobs carry a per-yard penalty.
Match the Mix to the Spec
You can't price concrete without knowing the strength spec, because PSI drives both the mix cost and the inspection requirements. Residential footings and slabs commonly call for 2,500 to 3,000 PSI; driveways and garage slabs often spec 3,500 to 4,000 PSI; structural foundations and anything in a freeze-thaw climate frequently require 4,000 PSI+ with air entrainment.
These aren't arbitrary. ACI 318 governs structural concrete, and your local code adopts some version of it. The spec dictates your slump range (workability), air content (freeze-thaw durability), and the test-break schedule the inspector expects. If the engineer specs 4,000 PSI at 28 days, you'll be pulling cylinders and breaking them at 7 and 28 days, and that lab cost belongs in your estimate. Pricing a job at a 3,000 PSI mix when the drawings say 4,000 is the kind of miss that turns a profitable job into a tear-out.

Price the Rebar and Reinforcement
Reinforcement is its own line. Don't bury it in a per-square-foot guess.
Figure your rebar layout from the drawings: bar size (#3, #4, #5), grid spacing (often 12, 16, or 18 inches on center), and any footing or grade-beam steel. Calculate total linear feet, then convert to weight, because rebar is bought and priced by weight. A #4 bar weighs about 0.668 lbs per foot; #5 is about 1.043 lbs/ft. Steel prices swing, but figuring $0.70 to $1.20+ per pound installed gets you in range. Add chairs, tie wire, and any wire mesh for slab-on-grade.
For a 1,200 sq ft slab with #4 rebar on an 18-inch grid plus footing steel, you can easily land at 1,500-2,000 linear feet of bar, 1,000-1,350 lbs of steel, and several hundred dollars in reinforcement before labor. Tracking it by weight rather than eyeballing it is the difference between a clean margin and a surprise.
Build Labor, Equipment, and Overhead Around It
Labor. Foundation labor spans excavation, forming, setting rebar, the pour itself, finishing, and stripping forms. Form-and-pour labor for residential foundations commonly runs in the range of $2 to $5+ per square foot of foundation, but the honest way to price is crew-hours: estimate the hours for each phase, multiply by your loaded crew cost (wage + burden + insurance), and mark it up. Excavation and form-setting are where jobs run long, so pad those phases.
Equipment. Excavator or skid-steer rental, a concrete pump if the truck can't reach the forms (pump trucks run several hundred dollars plus per-yard fees), vibrators, power screeds, and finishing tools. A pump is sometimes non-negotiable for a tight site, and it's a four-figure line you can't absorb.
Permits and testing. Foundation permits, the inspection, and the cylinder breaks all cost money and all belong in the quote. So does the soil/site work if the inspector wants a compacted, inspected base before you pour.
Overhead and profit. Roll your fixed overhead (truck, tools, office, insurance) across the job as a percentage, then add target profit on top. Foundation contractors who skip the overhead line wonder why a busy year still ends flat.

Mistakes That Sink Foundation Bids
Quoting before you have the spec. PSI, slump, and air content change the mix price and the testing. Never bid off a square-foot rule of thumb when the drawings carry a real strength spec.
Forgetting the pump. A site the truck can't back into needs a pump, and that's a four-figure surprise if you didn't see it on the walk.
Skipping the cure and test costs. The inspector wants cylinder breaks and a proper cure. Both cost money. Price them.
Underbidding short loads. Under a full truck, you eat short-load fees per yard. Small jobs aren't small-margin jobs unless you price the penalty in.
